Industrial Units and Offices in Hobsonville

The Project

This exciting commercial project was recently completed in Hobsonville, Auckland. Consisting of light industrial units with ancillary office activities in three separate buildings, the industrial units needed to have an option of a mezzanine floor to allow for additional space.

We were approached to supply a mass timber solution for the mezzanine floor that would be structurally sound and fit with the aesthetic of the units. We supplied 140mm PLT flooring panels in visual grade, for the mezzanine floors.

The Challenge

Macrennie Construction needed a flooring system that was cost-effective and met fire rating requirements. Traditional flooring was originally considered however the builders knew that a structurally efficient panelling system was required, that would allow for a significantly light superstructure would reduce installation costs.

A particular challenge for the team here at Woodspan was ensuring that the steel joints were fire rating compliant.

The Solution

The PLT flooring we supplied for the mezzanines enabled us to cut back on the requirement for a suspended ceiling, with a 15mm Fireline Gib and level 4 plaster and paint finish. Woodspan CNC work on the panels also allowed for fast installation as the panel joints simply slid into place. Quick and easy installation meant the construction crew could get on with other jobs in no time, which was particularly important for working in confined spaces like mezzanines.

The exposed timber ceilings turned out well with all parties involved pleased with the aesthetics they provide. Utilising mass timber like PLT panels also ensured that the developer could save on costs.

Overall, the project ran very smoothly with install time kept to a minimum – not having to install a suspended ceiling was a big time saver for the construction crew.

“If we have small units requiring mezzanines we would definitely have Woodspan involved. It takes out painting and fire considerations and is good from a building, value and engineering perspective. PLT ticks all the boxes.”
