Two Storey Office Building for Silks Audit

The Project

This project consisted of a 195m² two-story office building for Silks Audit, a team of chartered accountants based in Whanganui who specialise in audit and assurance engagement. They needed a new building for their Taranaki team that offered open-plan areas to allow for ease of communication between teams, along with various meeting rooms and amenities.

We were approached by the builder on the project who had been for a tour through the Woodspan factory and was impressed with our product. He then raised the idea of using PLT panels for the project with both the architect and the engineer, and it was full steam ahead from there.

The Challenge

The original design included a concrete midfloor and the project was over budget. The builder needed to cut down the build time and overall, reduce the cost of the build. This could only be done with a more cost-effective construction solution, like our very own PLT panels.

PLT panels are made to measure and once produced, they’re simply delivered to sight and then ready for install. Install time requires minimal labour and can be done with a crew of two or three to put them into place and screw them down.

The Solution

With a hybrid design that utilised steel portals to support a mass timber PLT floor, we supplied 140mm PLT panels to span the 4.1m between portals. At the factory, we also installed Ryanfire strap to the edge of each panel to achieve the 60/60/60 fire rating, required for a commercial building.

The flooring system that was provided was not only more cost-effective than the original concrete floor specified, but it was delivered on time too. The install went smoothly which resulted in a lot of construction time saved resulting in a very happy client, and Silks Audit being on track to take over their new office space, in next to no time.
